Home renovation budget template (free construction budget spreadsheet)
Short answer
Break the project into trade line items, put up to three quotes side by side, mark what each includes (labour, materials, disposal, permits), and hold a contingency you control that is only released by a signed change order. Houzz's 2026 study reports a US median renovation spend of $20,000 in 2025.
A single lump-sum quote makes renovation budgets hard to control. When the same job is broken into line items — demolition, plumbing, electrical, drywall, finishes — you can see which quote left something out and where overruns will come from.
Houzz's 2026 Houzz & Home Study found budget overruns are frequent and often tied to upgraded choices or expanded scope. This template keeps the original scope, each quote and every payment in one place so changes are visible before you pay for them.

How to fill it in
- 1
List the scope by trade
Use the rows provided and delete what doesn't apply. If a contractor's quote is a lump sum, ask them to split it into these lines.
- 2
Enter up to three quotes per line
Put each contractor's figure in Quote A, B or C. In the last column, note whether labour, materials, disposal and permits are included.
- 3
Separate allowances from fixed prices
If a quote says 'allowance' for tile or fixtures, write the allowance amount and note that your selections can raise it.
- 4
Set your contingency and keep it yourself
Do not add it to the contractor's price. Release it only through a signed, priced change order.
- 5
Map payments to finished work
Record each payment against a completed milestone (for example, rough-in passed inspection), not a calendar date.
Where renovation budgets usually leak
- Allowances set below what your selections actually cost.
- Hidden conditions behind walls and floors — rot, wiring, old plumbing.
- Permits, inspections and disposal left out of one quote but not another.
- Verbal changes that later appear on the final invoice without a signed change order.
- Large upfront deposits with no link to completed work.

How much does a home renovation cost on average?
Houzz's 2026 US Houzz & Home Study reports a median renovation spend of $20,000 in 2025, with the top 10% of projects at $150,000 or more. Your project's scope, location and finishes will determine your real number.
How big should my renovation contingency be?
There is no single rule; older homes and projects that open walls carry more risk of hidden conditions. Ask each contractor what they expect could be found and price your contingency to that risk.
Can I use this as a construction budget in Excel?
Yes. Download the spreadsheet file — it opens in Excel, Google Sheets or Numbers — and add SUM formulas to the TOTAL row.
What should I check before hiring the contractor?
The FTC recommends getting written estimates from several contractors, checking licensing and references, and getting a written contract with the payment schedule and scope before work begins.
