How do roofers price a job? Squares, pitch and labour explained
Short answer
Roofers build a price around measured roof area, the specified roofing system and the work needed to install it. Slope, access, existing layers, flashing and possible decking repairs can change the job. A price per square is only comparable when both quotes include the same work.
A roofing quote can describe the roof in squares, the shingles in bundles and the project as one installed price. Those are different things: a measurement, a material quantity and a promise to complete specified work. Understanding the distinction makes the total easier to question.
This page explains how an estimate is assembled, not what every roof should cost. US and Canadian currencies, local requirements, labour markets and roof conditions differ. Our roof quote guide covers the broader price comparison; here, follow the calculation and its assumptions.
What is a roofing square?
A roofing square is 100 square feet of roof area. It is a unit of quantity, not a price or a package of shingles. IKO's estimating guidance explains calculating roof planes and accounting for slope; the roof surface is not automatically the same area as the home's floor plan.
| Quantity | What it describes | What to check |
|---|---|---|
| Roof area | The surface being roofed, accounting for its shape and slope. | How was it measured, and which roof sections are included? |
| Squares | Roof area expressed in units of 100 square feet. | Is this measured area or a material order including waste? |
| Material quantity | The roofing and accessories ordered for the installation. | Which product, coverage and waste allowance were used? |
For illustration, 2,000 square feet of measured roof surface is 20 squares before any material allowance. That is arithmetic, not a sample price. Ask the roofer to distinguish measured area from ordered material; cuts, roof geometry and the chosen product can affect the takeoff.
Why pitch and roof shape matter
A sloped surface has a different area from its horizontal footprint. IKO's bidding guide discusses adjusting the measurement for pitch and inspecting roof features. Valleys, dormers, skylights and penetrations also create details that cannot be judged by area alone. Ask how the estimate accounts for these features rather than assuming every square takes the same work.
Keep measurements off the roof
Ask the contractor for the measurement report and an explanation of the quantities. You do not need to climb onto a roof to compare written estimates.
Tear-off, decking and flashing are separate scope questions
Existing layers and removal
IKO's inspection checklist includes the number of existing roofing layers. Ask how many layers will be removed, what disposal is included and what happens if more layers are found. Do not assume an overlay and a complete removal are equivalent proposals.
Decking underneath
The condition of the roof deck is part of the inspection. Where hidden damage cannot be confirmed before removal, ask how replacement will be measured, priced and approved. Get any unit price and allowance in writing; do not treat a vague repair allowance as a fixed final cost.
Flashing and accessories
Ask which flashing, drip edge, underlayment, ventilation and penetration details are being replaced or retained. IKO's guides identify these as estimating and inspection items. A shingle brand alone does not describe the complete installation.
The installed price is more than shingles
IKO describes building a bid from materials, labour and business overhead, including removal and disposal considerations. Ask what the total includes for access, protection of the property, cleanup and required local approvals. A contractor's installed price is not the same product as a retail bundle price.
- Exact roofing product and included roof sections.
- Removal, disposal, site protection and cleanup.
- Included underlayment, flashing, edges, ventilation and other accessories.
- Decking assumptions and the approval process for additional repairs.
- Responsibility for locally required permits and inspections.
- Written product and workmanship warranties, including exclusions.
How to compare per-square quotes fairly
Dividing the installed total by the measured squares gives an effective project rate, not a universal roofing tariff. Compare the same area, material system, removal work, accessories, exclusions and warranties first. A lower rate can describe less work; a higher rate still needs an explanation.
Ask for the calculation behind the quote
- 1.“Please confirm the measured roof area, number of squares and any separate waste allowance.”
- 2.“Which existing layers, flashing and accessories are included in removal or replacement?”
- 3.“How will hidden decking repairs be measured, priced and approved?”
- 4.“Please list disposal, cleanup, local approval charges and warranty exclusions so I can compare the complete installation.”
The one thing to remember
Compare the roof system, not just the square rate
Area establishes quantity. Materials, removal, details, repairs and installation scope establish what that quantity will cost.

Common questions
Is a roofing square the same as 100 square feet of my house?
It is 100 square feet of roof area. The roof's slope, shape and overhangs mean its surface area may differ from the home's floor area.
Does a roofing quote include rotten decking?
Only if the written scope says so. Ask what repairs are included, how concealed damage is handled and what price and approval terms apply to additional decking.
Can I compare two roofing prices per square?
Yes, after checking that they use comparable area measurements and cover the same materials, removal, flashing, repairs, disposal and warranties. Otherwise the rate can hide differences in scope.
